Local SEO across
145 UK locations
, thousands of

Linden Homes is one of the UK’s largest housebuilders, with active developments across England. Running local SEO at this scale required a completely different approach, one that combined location page architecture, Google Business Profile management, and local authority signals across every single site.

A national brand with a hyperlocal problem.

Linden Homes operates across England with developments in dozens of counties. Their challenge wasn’t brand awareness, it was local discoverability. When a prospective buyer searched for “new homes in [town]” or “new build houses near me”, Linden needed to show up. Across 145 different locations. Consistently.

National SEO strategies don’t solve this. A homepage ranking well for a broad term like “new build homes UK” doesn’t help someone looking for a development in Cheltenham, Guildford, or Peterborough. Each location needed its own search presence, its own Google Business Profile, and its own local authority signals.

The scale of the problem was the problem. Managing 145 local presences isn’t 145 times more work, it requires a systematic framework that can be applied consistently, audited efficiently, and updated without breaking everything else.

145 UK LOCATIONS MANAGED

Local SEO at scale requires a system, not a spreadsheet.

Before building anything, we needed to understand exactly where Linden Homes was and wasn’t showing up locally. This meant auditing every live development’s online presence, its location page, its Google Business Profile status, its local keyword visibility, and any duplicate listings that might be cannibalising results.

Findings from the audit included:

  • Inconsistent NAP (Name, Address, Phone) data across listings, a foundational local SEO trust signal
  • Dozens of developments with no Google Business Profile at all
  • Location pages with thin or templated content that Google was not indexing as distinct pages
  • Missing local schema markup on development pages
  • Duplicate or unclaimed GBP listings competing with the correct ones

Google Business Profiles are the primary driver of local pack visibility, the map results that appear for location-based searches like “new homes in [town]”. Getting these right at scale required a structured approach rather than managing each one individually.

The GBP programme covered:

  • Claiming and verifying all unclaimed profiles across active developments
  • Standardising NAP data and categories across all 145 listings
  • Optimising GBP descriptions with locally relevant, keyword-informed copy for each development
  • Adding high-quality images of show homes, floorplans, and development renders
  • Setting up a review acquisition process for each development office
  • Creating a Q&A framework for each profile to address common buyer queries

A common failure mode for multi-location businesses is creating location pages that are essentially the same page duplicated 145 times with the place name swapped out. Google treats these as thin content and largely ignores them.

The approach here was different. Each location page was built around genuine local signals: proximity to local amenities, transport links, schools, local property market context, and development-specific information that prospective buyers actually care about.

  • Unique, locally-specific content structure for each development page
  • Local schema markup (LocalBusiness, RealEstateListing) implemented across all pages
  • Internal linking structure designed to pass authority from national pages to location pages
  • Optimised title tags and meta descriptions targeting local search intent
  • Breadcrumb structure aligned with county and region, allowing both users and search engines to navigate the site logically

Local SEO authority is built not just on your website but on how consistently your business information appears across the wider web, property portals, local directories, planning sites, and regional news publications.

  • Systematic NAP audit and cleanup across all major UK citation sources
  • Submissions to relevant property and housing directories at national and regional level
  • Consistent co-ordination between digital presence and offline marketing materials to avoid conflicting address data
  • Monitoring of new duplicate listings as developments were added or completed

The Results.

Scale is a strategic advantage — if you build the system right

145 locations sounds like 145 problems. But with the right architecture, each new development you add inherits a proven local SEO framework. The marginal cost of adding location #146 is a fraction of the work it took to build location #1. This is how national property brands can compete against hyperlocal agents in every single market they operate in.

GBP is the most underutilised asset in property SEO

Estate agents and housebuilders routinely neglect Google Business Profiles, treating them as a directory listing rather than a conversion channel. For Linden Homes, fully optimised GBPs, with accurate information, development-specific photos, and a review programme, drove a significant proportion of total local enquiries. The local pack is often the first thing a buyer sees. It needs to be right.

Location pages are not the same as local SEO

Many housebuilder websites have location pages. Very few have location pages that actually rank. The difference is depth of local signal: real content about the area, genuine schema markup, and internal linking that treats each development as a distinct entity rather than a template. Thin pages don’t rank locally, and they never will, regardless of how much authority the root domain has.

NAP consistency is the least glamorous, highest-impact fix

Inconsistent business information across directories, portals, and GBP listings is one of the most common local SEO problems for multi-location businesses, and one of the hardest to fully resolve at scale. For Linden Homes, cleaning up citation data across all 145 locations removed a significant drag on local rankings that had been building for years without anyone connecting the dots.
